Here is some advice before you buy
The fastest way of finding your ideal home is by creating a wish list and sharing it with us!
The list should detail everything that you’d like from your ideal property such as the price range, your preferred location(s) and the style of property. You should also outline the minimum requirements for the number of bedrooms, bathrooms and off-road parking that you require. You should also consider whether you are prepared to conduct minor updates or renovations.
Lastly, we would also recommend that you get your finances pre-approved, that way you can conduct your property search with all the facts at hand and, in addition, be a more ‘attractive’ buyer.
During your search, it is important to be open and upfront with us about your thoughts and provide constructive feedback, this way we can narrow down more relevant properties for you..

After your offer has been accepted
Once you have found your dream property, the next stage is to make an offer. We will put your offer forward to the vendor, once we have been able to complete our due diligence. If your offer is rejected and you are still interested in the property, further negotiations will take place. Just Property will make every effort to keep this process as simple and as stress-free as possible.
After your offer is accepted by the vendor, Just Property will arrange for the agreed sale terms to be sent in writing to all parties. It is at this stage you should instruct your solicitor. In addition, you will also need to instruct your mortgage broker to proceed with your application and make arrangements for the survey.
An Offer is not a Sale
Sales Progression
Believe it or not, recent statistics have shown that in today’s fast-moving market, one in three property sales fail to complete with the main problems being a breakdown in communication and buyers and sellers not understanding the process. Therefore, we feel that Sales progression is an essential and key part of the property selling process which begins with an offer being accepted and continues right through the legal process and right up to exchange of contracts and completion.
Progressing a sale efficiently requires hard work and dedication to ensure exchange of contracts is reached as quickly and smoothly as possible. Gathering information from everyone involved in the chain and keeping all parties up to date with regular contact is essential. Understanding the legal process and the pitfalls which can occur is paramount and having a dedicated sales progression expert could mean the difference between a stress free and enjoyable move or a nightmare situation!
